Newrise’s entire portfolio of homes were constructed in 2020 or later. New construction homes benefit from energy-efficient building techniques and materials, which cost less to own and operate in the short and long-run.

  • Smart thermostat technology installed in homes to adjust heating and cooling temperatures for optimal performance and cost savings

  • Fresh air systems and high efficiency filters reduce odors and contaminants, making them a better for residents and their families

  • Advanced sealing techniques in the walls minimize air leakage and reduce the amount of energy required to operate homes throughout the year

  • Low and zero VOC paint, carpet and wood products minimize harmful pollutants released into the air and improve indoor air quality


Durability

  • High-performance walls allow for better insulation, minimizing noise from traffic and neighbors

  • Low-E glass windows minimize heat from the sun, helping to keep homes comfortable and cool, while also lowering utility costs

  • Jump ducts and air pressure balancing improves temperature balancing from room to room

Property Management

Newrise employs best-in-class property management to oversee the day-to-day operations of the BFR portfolio. The two property managers utilize varying management styles that specifically suit the needs of each property:

Progress Residential, a recognized leader in the BFR industry with nearly 70,000 homes in 29 markets, serves as a property manager in the Newrise portfolio. Progress Residential utilizes a Regional Director to act as Newrise’s client liaison with most property operations (leasing, collections, resident services, accounting etc.) running through central office teams.

Cushman & Wakefield, through their Pinnacle platform, serves as property manager in the Newrise portfolio. Headquartered in Dallas, Pinnacle has more than 4,500 team members in 32 states. Cushman & Wakefield managed communities have one Regional Manager, one Property Manager, one Maintenance lead & one part time or full-time leasing agent based on the size and phase of the community. Cushman & Wakefield utilizes an on-site management model at their properties.
